How lenders decide what you can afford

Lenders mostly look at your debt-to-income ratio — how your total monthly debts, including the new housing payment, compare with your gross income. Property taxes, homeowners insurance, HOA dues and any mortgage insurance all count toward that payment.

This calculator shows a range between a comfortable level (36% of gross monthly income for all debts) and a common upper limit (43%). Your actual limit depends on the loan program, your credit, savings and the rest of your file. A pre-approval replaces the estimate with a real number.
