Mortgage document checklist
Gathering these ahead of time is the fastest way to a pre-approval. Your loan officer will tell you exactly which items apply to you — not everyone needs everything.
Income
- Pay stubs covering the most recent 30 days
- W-2s for the last two years
- Federal tax returns for the last two years, all pages and schedules (often needed if you're self-employed, earn commission or own rental property)
- Documentation of other income you want counted: Social Security or pension award letters, alimony or child support, disability income
Self-employed or business owner
- Personal and business tax returns for the last two years (1065, 1120 or 1120S, with K-1s)
- Year-to-date profit and loss statement
- Business bank statements, if you're considering a bank-statement loan
Assets
- The two most recent monthly statements for every checking, savings and money market account
- The most recent statements for investment and retirement accounts
- A gift letter and proof of transfer, if family is helping with your down payment
- Earnest money receipt (purchases)
Property
- Signed purchase agreement (purchases)
- Current mortgage statement, homeowners insurance declaration page and property tax statement for homes you own
- Leases for any rental properties
- HOA contact information, if applicable
Identification and other items
- Driver's license or passport
- Documentation of lawful residency, if applicable
- Divorce decree or settlement, if applicable
- Bankruptcy discharge papers, if applicable
- VA Certificate of Eligibility, if applicable (we can usually pull it for you)
