2026 Washington loan limits by county
Loan limits decide which program fits your loan amount. Borrow above the conforming limit and you need a jumbo loan; above the FHA limit and FHA isn't an option. Here are the 2026 limits for single-family homes in every Washington county.
The quick version
- Conforming (conventional): $1,063,750 in King, Pierce and Snohomish counties; $832,750 everywhere else in Washington.
- FHA: from $541,287 to $1,063,750 depending on the county (table below).
- VA: no loan limit for borrowers with full entitlement. With partial entitlement, the county conforming limit is used to figure how much you can borrow with no down payment.
- Reverse mortgage (HECM): $1,249,125 statewide — the maximum home value used in the calculation.

What if my loan is above the limit?
