Jumbo loans in Washington
When the loan you need is larger than the conforming limit, you need a jumbo loan. On the Eastside — where many homes in Kirkland, Bellevue, Redmond and Sammamish sell above that line — jumbo financing is part of everyday home buying, not a niche product.
What counts as jumbo in 2026
A loan is “jumbo” when it's above the conforming loan limit for the county:

Borrow above those amounts and the loan falls outside Fannie Mae and Freddie Mac guidelines, so each lender sets its own rules. That's where shopping multiple lenders pays off.
What jumbo lenders look for
- Strong credit — requirements are typically higher than for conforming loans.
- Reserves — savings left over after closing, often several months of payments.
- Lower debt-to-income ratios.
- Full documentation of income and assets; some loans need a second appraisal.
