The mortgage process, step by step
Getting a mortgage has a lot of moving parts, but the path itself is predictable. Here's what happens from your first conversation to the day you get your keys — and what we handle for you along the way.
- Talk through your goals.Tell us what you're trying to do, your timeline and your budget. We'll ask about income, savings and credit so we can point you to the programs that fit. (Try the affordability calculator first if you like.)
- Compare your options.We shop your scenario across dozens of wholesale lenders and walk you through the trade-offs — rate, costs, mortgage insurance and cash to close — side by side.
- Apply and get pre-approved.Complete a secure online application and upload your documents. We review everything up front so there are fewer surprises later, then issue your pre-approval.
- Lock in your terms.Once you're under contract (or ready to refinance), we lock your rate when the timing is right, order the appraisal and confirm your homeowners insurance. You'll receive a Loan Estimate showing your rate, payment and costs.
- Underwriting.We package your file and submit it to the lender's underwriter, who verifies the details and may ask for a few more documents. We handle the back-and-forth and keep you updated.
- Clear to close.Once the loan is approved, you'll receive your Closing Disclosure at least three business days before closing. You sign the final documents, the loan funds, and the home is yours.
How long does it take?
