VA home loans in Washington
VA loans are a benefit earned through service. Guaranteed by the U.S. Department of Veterans Affairs, they're one of the most flexible home loans available — and with Joint Base Lewis-McChord and Naval Base Kitsap nearby, they're a big part of Washington's housing market.
VA loan benefits
- No down payment required for eligible borrowers with full entitlement.
- No monthly mortgage insurance.
- Competitive rates backed by the VA guarantee.
- Flexible credit and debt-to-income guidelines.
- No VA loan limit for borrowers with full entitlement — helpful in higher-priced areas like King County.
Who is eligible
- Veterans who meet the service requirements
- Active-duty service members
- National Guard and Reserve members who meet the service requirements
- Some surviving spouses of service members
You'll need a Certificate of Eligibility (COE). We can usually pull it for you in minutes.
The VA funding fee
Most VA borrowers pay a one-time funding fee, which can be rolled into the loan. It's waived for veterans receiving VA disability compensation and for certain other borrowers. The amount depends on your service, down payment and whether you've used the benefit before.
VA refinancing
An Interest Rate Reduction Refinance Loan (IRRRL) can lower the rate on an existing VA loan with limited paperwork. A VA cash-out refinance lets eligible borrowers tap equity or refinance a non-VA loan into a VA loan.
Under the VA home loan program, eligible borrowers can buy with no down payment as long as the sales price doesn't exceed the home's appraised value. Learn more about the program at VA.gov, then talk to us about how it applies to you.
