Oregon at a glance
- One loan limit statewide. Every Oregon county uses the standard 2026 conforming limit of $832,750 for a single-family home — Portland, Lake Oswego and Bend included. Above that you need a jumbo loan, which comes up here more often than many buyers expect.
- More homes allowed per lot. Oregon's middle-housing law requires Portland-area cities and other larger cities to allow duplexes, triplexes, fourplexes, townhomes and cottage clusters in neighborhoods once zoned only for single-family homes. That opens the door to ADU, construction and small-investor financing.
- One county with a transfer tax. Washington County (Beaverton, Hillsboro, Tigard) is the only Oregon county with a real estate transfer tax: $1 for every $1,000 of the sale price. The rest of the state has none.
