What makes Washington different
- Two loan-limit worlds. King, Pierce and Snohomish counties have a 2026 conforming limit of $1,063,750; the rest of the state is $832,750. Where you buy can decide whether you need a jumbo loan. → Washington loan limits
- High-cost metro, rural opportunity. Around Seattle, jumbo and high-balance loans are common. Outside the metro, many towns qualify for USDA financing.
- A large military community. Joint Base Lewis-McChord, Naval Base Kitsap and Whidbey Island make VA loans a big part of the market.
- State help for first-time buyers. The Washington State Housing Finance Commission pairs every one of its home loans with down payment assistance, and the Covenant Homeownership Program helps eligible first-time buyers.
- Condos and townhomes. Many Puget Sound buyers start with a condo, and condo projects need to meet lender or FHA requirements; we check early.
